Stucco Crack Repair Cost: General Estimates for California Homes
Cracks are the most common stucco complaint in California. Many are narrow and cosmetic, and some point to movement or water. This guide explains the difference in plain terms and gives general price ranges. It is not an inspection, and a contractor or a structural professional should look at anything that worries you. For other repairs see the stucco repair cost guide.
General ranges
These are broad illustrative ranges, not averages from data:
| Job | General range |
|---|---|
| A few hairline cracks, patched and touched up | roughly $300 to $1,000 |
| Many cracks across one or more walls, with patching and a coating | roughly $1,000 to $5,000 |
| Cracks that need lath, framing or foundation work first | priced separately after an inspection |
Crack work often has a minimum charge, so one crack and a handful of cracks can cost about the same.
Hairline cracks versus larger cracks
- Hairline cracks are very thin and often come from normal curing, drying and small temperature changes. They are commonly filled with a flexible patching product and coated over.
- Wider cracks, stair-step cracks or cracks that keep reopening can mean the house or wall is moving, or that water is getting in. Filling them without finding the cause usually fails.
- Cracks with stains, bubbling, soft spots or peeling paint can mean moisture behind the stucco. Ask the contractor to check before covering them.
If you see cracks together with sticking doors, sloping floors or gaps at window frames, consider having a structural professional look at the house.
How the repair is usually done
The contractor widens or opens the crack so the filler bonds, fills it, textures the area to match, and then paints or coats the wall. Coating the whole wall in a flexible elastomeric product is a common way to keep small cracks from showing again, but it does not fix movement.
What changes the price
- Number and length of cracks, and how many walls.
- Whether the crack is just cosmetic or has water damage behind it.
- Height and access.
- Texture and color matching, and whether the whole wall is coated.
- Whether other trades are needed first, such as a roofer, a gutter repair or a foundation specialist.
Questions to ask
- What do you think caused the crack, and how will you keep it from coming back?
- Is a coating included, and over how much of the wall?
- Is there a warranty on the repair, and what does it cover?
- Is the contractor licensed? Check at cslb.ca.gov.
